Full House Refurbishment · London

One contractor.
One guarantee.
One transformation.

A whole-house refurbishment is the most demanding programme of work a homeowner ever commissions. Multiple trades. Long timelines. Hundreds of decisions. ProCraft delivers it as a single piece of work — not as a collection of sub-contractors with conflicting incentives. Igor leads every project personally. The result is a property that feels designed, not assembled.

A whole-house refurbishment
is a programme, not a project.

Refurbishing a house is fundamentally different from refurbishing a room. The trades have to be sequenced precisely. Long-lead items have to be specified months in advance. Cabinetry has to fit alongside structural alterations done six weeks earlier by a different team. Decisions made in week three about wiring constrain decisions made in week eighteen about lighting.

Most contractors handle this badly. They work in silos. They sub-contract critical trades to whoever is cheapest that month. They cost-cut when something goes wrong, and the homeowner discovers the consequences a year after handover. ProCraft was built specifically to do this differently. We treat a whole-house refurbishment as a single design-and-build commission — with a single Gantt programme, a single point of contact, and a single guarantee on every aspect of the work.

Igor leads every project from initial site visit to final walkthrough. Leandro coordinates execution on the ground. The trusted crew we use for larger jobs has worked with us for years — there are no surprises about who turns up on Monday morning.

Every trade. Every detail.
One programme.

A full house refurbishment with ProCraft is a complete service. There is no fragmented sub-contracting and no scope-creep mid-build. Every trade is coordinated by us, to a single specification.

01

Design & Specification

Layout, elevations, materials and fittings schedule produced before any work begins. Where required, we work alongside your interior designer or appoint one for you.

02

Strip-Out & Structural

Existing finishes removed cleanly, structural alterations carried out under engineer's drawings and party wall agreement, foundations and openings completed before first fix.

03

First Fix

Plumbing, electrics, gas, MVHR ventilation, underfloor heating manifolds, fire suppression and structured wiring — coordinated to a single mechanical and electrical drawing set.

04

Bespoke Joinery

Kitchens, fitted wardrobes, panelling, staircases, libraries — designed and hand-built by the master carpenters who founded the company. The signature of a ProCraft project.

05

Bathrooms & Wet Areas

Tanking, tiling, brassware, sanitaryware — every bathroom built to the same standard as our standalone bathroom commissions, integrated into the master programme.

06

Finishes & Decoration

Flooring, painting, decoration, hardware and final fix. The work signed off room by room before final walkthrough. Snagging completed before handover.

How we manage
a whole-house programme.

A full refurbishment runs for months. The difference between a smooth project and a stressful one is the rigour of the management. This is how we work.

Master Gantt programme
A detailed week-by-week schedule produced at the quotation stage, covering every trade, every long-lead item and every dependency. You see exactly what is happening on site every week, and what is on the critical path.
Single point of contact
Igor is your point of contact for the duration of the project. Decisions, change orders, queries and issues all route through him — no chasing multiple sub-contractors, no conflicting answers.
Weekly progress updates
A short written progress report and a photograph package every Friday. We flag risks early, propose mitigations, and keep you informed without flooding your inbox.
Itemised payment schedule
Payments tied to project milestones, not arbitrary calendar dates. You pay against work completed and verified, never against promises. Standard 20% VAT applies to all sums and is shown separately on every invoice.
Change order discipline
Changes mid-build are quoted and approved in writing before work proceeds. We never proceed on a verbal "yes" — protects you from surprises and us from misunderstanding.
Compliance & certification
All certifications — electrical (NICEIC/NAPIT), gas (Gas Safe), building control completion, FENSA windows, structural sign-off — provided as a single handover pack at completion.
12-month workmanship guarantee
All workmanship guaranteed for a minimum of 12 months. Manufacturer warranties on appliances, hardware, brassware and materials passed to you on handover. Snagging addressed promptly.

A process built on
transparency.

No surprises. No hidden costs. No excuses. From the first site visit to the final walkthrough.

Step 01

Free Consultation

Igor visits the property, walks through the brief, takes initial measurements and discusses scope. No charge, no obligation.

Step 02

A clear, itemised written quotation alongside a master Gantt programme. Every line broken out — labour, materials, sub-trades, contingency — and every week of the programme mapped.

Step 03

Expert Execution

Strip-out, structural, first fix, second fix, joinery, finishes — sequenced precisely. Weekly progress updates, photographs at every milestone, immediate response to questions.

Step 04

Handover & Aftercare

Joint snagging walkthrough room by room. Certifications and warranties handed over. 12-month aftercare period for any post-completion adjustments.

Work we are proud to put
our name to.

We needed help with repairs after a water leak. Igor came back to me quickly with a quote and completed the job that weekend. Would highly recommend.

Everything you might want
to know before we meet.

Every project is priced individually. Igor visits the property, assesses scope, materials and the building constraints, and provides a detailed written quotation itemised line by line. We do not publish indicative pricing online — the variables are too significant to give a useful range. Standard 20% VAT is shown separately on every quote.

A complete full house refurbishment typically takes 4 to 9 months from strip-out to handover, depending on the size of the property and the scope of structural work. We provide a detailed Gantt programme at quotation and weekly progress updates throughout.

Yes. We coordinate with planning consultants, structural engineers, party wall surveyors and building control on your behalf. Our team handles loft conversions, side-return extensions, basement works, internal restructuring and listed building consents — quoted separately within the master programme.

For a full strip-out and rebuild, yes — most clients move out for the duration. For phased refurbishments where parts of the house remain liveable, we work in zones with full dust separation, but a complete project is faster and produces a higher finish standard if the house is empty.

Yes. We have experience with listed buildings and conservation areas across Chelsea, Kensington, Belgravia, Mayfair, Hampstead and Notting Hill. We coordinate listed building consent and conservation officer engagement as part of the project programme.

Pricing is fixed against the agreed scope at quotation. Payments are tied to project milestones, not arbitrary calendar dates — you pay against work completed and verified. Change orders are quoted and approved in writing before work proceeds. Standard 20% VAT applies and is shown separately on every invoice.

Yes. ProCraft Refurbishment Ltd is VAT-registered with HMRC. Our VAT registration number is 514 370 907 and standard 20% VAT applies to domestic refurbishment work.

Or commission a single service.

Not every project is a full refurbishment. We deliver each of our component services to the same standard — as standalone commissions or as part of a larger programme.
