A refurbishment goes wrong long before the first tile is laid. It goes wrong in the brief that nobody wrote down, the quote that hid the extras, and the contractor who started another job halfway through yours. Our process is built to remove every one of those failure points before the work begins.
Every project begins with a property visit. Igor — co-founder and master carpenter — comes to your home, walks through the spaces with you, and listens carefully to what you have in mind. There is no charge for this and no obligation to proceed.
The visit serves three purposes. First, to understand your vision in your own words: what you love about the property, what frustrates you, what the finished result needs to feel like. Second, to assess the structural and practical reality — measurements, material choices, services, access. Third, to set honest expectations: what is achievable, what is not, what will require trade-offs.
You should expect to come away from the consultation with a clear sense of what the project would look like, a realistic indication of the budget range, and an honest answer to whether ProCraft is the right studio for the work.
Within seven working days of the consultation, you receive a fully itemised written quote. Every element is broken out: labour by trade, materials by supplier, finishes by specification, contingencies clearly labelled. There is no all-in number that hides what you are actually paying for.
The quote includes the full project specification — everything that is in scope, everything that is out of scope, and the timeline. VAT is shown separately at the standard 20% rate applicable to domestic refurbishment work, alongside our HMRC VAT registration number 514 370 907.
If anything in the quote is unclear, we will walk you through it line by line. If your budget requires the scope to be adjusted, we will show you exactly what changes and what the saving is. There are no upsells once work begins because there is no incentive to leave anything for later.
Once the quote is signed and the start date is agreed, the project moves into delivery. The work is led personally by Igor and Leandro alongside our trusted established crew — the same hands across every stage of the build. The crew is not rotated mid-project to a different job.
Before any tools come out, we protect the property. Floors, carpets, surfaces and adjacent rooms are dust-sheeted and boarded. Common parts are respected. Working hours are agreed in advance and adhered to — particularly important in flats with freeholder restrictions or in conservation areas.
Throughout the build you receive regular updates: weekly progress notes, photographs at key milestones, and immediate communication if anything affects the timeline or the specification. Decisions that need your input are flagged with enough notice that they do not become last-minute crises.
A project is not complete when the work is "mostly done". It is complete when you have walked through every space personally with one of the founders, every snag has been resolved, every surface has been cleaned, and you have signed the handover document yourself.
You receive a completion pack on handover: itemised final invoice (carrying the same VAT registration number as the quote), all manufacturer warranties, care instructions for the materials and finishes used, and our own twelve-month workmanship guarantee.
Post-completion, we remain available. Our reputation is built on the quality of the finished work and the relationships we keep with clients afterwards — not on the deposit cheque. If anything needs attention in the first year, we attend to it without quibbling.
Some things are constant from the first phone call to the final handover. These are the standards we hold ourselves to on every project, regardless of size.
You speak directly to Igor for every commercial, technical or scheduling question. No call centre, no junior project manager, no "let me check with the office".
If something genuinely changes — a structural finding, a client-requested upgrade — we issue a written variation with the new cost before any work proceeds. Nothing appears on the invoice that was not agreed in advance.
Daily clean-down. Protected surfaces. Respect for neighbours and common parts. The property is never left in a state you would not want returned to you.

All workmanship is guaranteed for a minimum of twelve months from completion, on top of manufacturer warranties for materials and appliances.
We quote build times we can hit, not build times designed to win the work. If a project will take ten weeks, we say ten — not six.
