The technical brief is unforgiving in both. Tanking to BS 8102 is non-negotiable when there is another flat below. Acoustic underlay must satisfy managing-agent specifications. Listed-building consent applies where original fabric is touched. Lift protection, porter coordination, working-hours restrictions and neighbour notifications are part of the programme, not an afterthought.

Stone laid without proper substrate prep so it cracks in the first heating season.
None of these are inevitable. Each is a function of cutting the wrong corner, by a contractor who does not understand the address. We have refurbished bathrooms across SW1X and SW7 long enough to know which corners can be cut and which cannot — and we never cut the latter.
