Bathrooms designed for Georgian
houses and the mews behind them.

Mayfair’s housing stock divides into two halves. The Georgian townhouses around Grosvenor Square, Berkeley Square, Mount Street and Charles Street were never designed for the modern bathroom — they are taller, more formal, more architecturally rich, and the bathroom often sits in what was originally a dressing room or half-landing. The mews behind the principal streets are smaller, more domestic, and the bathroom brief is more intimate.

Both reward the same approach: a finished room that reads as if it has always belonged in the building, sitting on construction work that meets the technical standard the address requires. Tanking to BS 8102 because almost every Mayfair bathroom sits above somebody. Listed-building consent because almost everything is listed. Grosvenor Estate or Crown Estate freeholder consent because much of the housing stock is held on long leases from one or the other.

We deliver both halves. The visible work is finished to hotel standard at residential scale; the underlying construction is built to the standard the building actually requires.

From strip-out to
final waterproof check.

Every luxury bathroom we deliver in Mayfair is end-to-end. One team handles design, demolition, first-fix, tanking, tiling, joinery, second-fix and snagging. There is no hand-off between sub-contractors with different priorities.

Where Mayfair bathrooms
most often go wrong.

The bathrooms that fail in Mayfair fail in predictable ways. Tanking cut short to keep a programme on track, leading to a leak into the flat or room below. Listed-building consent overlooked because the plan was internal. Grosvenor or Crown freeholder consent forgotten until the client gets the letter. Stone laid without proper substrate prep so it cracks in the first heating season.

None of these are inevitable. Each is a function of cutting the wrong corner, by a contractor who does not understand the address. We have refurbished bathrooms across W1J, W1K and W1S long enough to know which corners can be cut and which cannot — and we never cut the latter.

We needed help with repairs after a water leak. Igor came back to me quickly with a quote and completed the job that weekend. Would highly recommend.

What Mayfair clients
most often ask.

Every bathroom is priced individually. Igor visits the property, assesses scope, materials, waterproofing requirements, structural and consent considerations, and provides a detailed written quotation itemised line by line. We do not publish indicative pricing online — the variables are too significant to give a useful range. Standard 20% VAT is shown separately on every quote.
Yes — to BS 8102 standard. Mayfair townhouses and mansion-block flats almost always sit above other dwellings or rooms of high specification, and a leak from a poorly executed bathroom is the single most common cause of major neighbour and freeholder disputes. We use full tanking systems on all wet-zone walls and floors before any tiling work begins, and our Mayfair bathrooms include a 12-month workmanship guarantee on all wet-area construction.
Yes. Listed buildings are common across Mayfair, particularly the Georgian townhouses around Grosvenor Square, Berkeley Square, Charles Street and Hill Street. Internal bathroom alterations to non-historic fabric are usually permitted, but listed-building consent applies where original detail (panelling, plasterwork, joinery, original tiling) is affected. We coordinate consent applications through our planning network when required.
Yes. Substantial portions of Mayfair’s housing stock are held on long leases from the Grosvenor Estate or Crown Estate, both of which have specific freeholder consent requirements for internal alterations including bathrooms. We coordinate freeholder approvals as part of the project programme rather than treating them as a hurdle to navigate at the end.
A complete luxury bathroom renovation in Mayfair typically takes 4 to 7 weeks on site, depending on the complexity of the marble or stone work and any structural alterations. Bespoke joinery (vanities, cabinetry) is built in our workshop in parallel with first-fix trades, so the on-site programme is not held up waiting for materials. We confirm exact timelines in writing after the property visit.

A bathroom is rarely
the only thing being changed.

Many of our Mayfair bathroom clients commission us for the kitchen, the joinery, or the full programme at the same time. Each can be delivered alone or together.

We renovate bathrooms
across Mayfair’s neighbours, too.

If you are just outside Mayfair, we almost certainly cover you for luxury bathroom renovation. Explore our adjacent area pages.
