Mayfair’s housing stock divides into two halves. The Georgian townhouses around Grosvenor Square, Berkeley Square, Mount Street and Charles Street were never designed for the modern bathroom — they are taller, more formal, more architecturally rich, and the bathroom often sits in what was originally a dressing room or half-landing. The mews behind the principal streets are smaller, more domestic, and the bathroom brief is more intimate.
Both reward the same approach: a finished room that reads as if it has always belonged in the building, sitting on construction work that meets the technical standard the address requires. Tanking to BS 8102 because almost every Mayfair bathroom sits above somebody. Listed-building consent because almost everything is listed. Grosvenor Estate or Crown Estate freeholder consent because much of the housing stock is held on long leases from one or the other.

The bathrooms that fail in Mayfair fail in predictable ways. Tanking cut short to keep a programme on track, leading to a leak into the flat or room below. Listed-building consent overlooked because the plan was internal. Grosvenor or Crown freeholder consent forgotten until the client gets the letter. Stone laid without proper substrate prep so it cracks in the first heating season.
None of these are inevitable. Each is a function of cutting the wrong corner, by a contractor who does not understand the address. We have refurbished bathrooms across W1J, W1K and W1S long enough to know which corners can be cut and which cannot — and we never cut the latter.
